Overland Advisors understand that investors have different needs and objectives. Some have discretionary cash to invest while others have funds in an Individual Retirement Account, a 401(k) Retirement Account or some other pension program. Some investors find it advantageous to loan money on a short-term basis at a high interest rate. Additionally, some investors find it advantageous to minimize capital gain taxes by doing a 1031 Tax-deferred exchange. We have the experience to help our clients navigate the real estate investment world. 

There are two types of investors, Accredited Investors and Sophisticated, Non-Accredited Investors. Accredited Investors have a million-dollar net worth excluding their primary residence and/or make an average annual income that exceeds $200,000. Non-Accredited investors are working their way toward becoming Accredited Investors. Overland Advisors have the expertise to work with both types of investors. We offer a broad range of 506(c) and 506(b) Regulation D offerings within the guidelines of the Securities and Exchange Commission (SEC) governing private placement exemptions.

Investing Discretionary Income
1031 Investors

Overland Advisors are unique in their ability to work with 1031 Sellers and Buyers. We not only have the experience to work with traditional 1031 investors, but also the ability to work with 1031 investors who would like to pool their resources with traditional investors and self-directed retirement account investors to buy a larger income-producing properties using a Tenant In Common format. These investors find it advantageous to work with Overland Advisors because they know how to accommodate both cash and debt in a 1031 tax-deferred exchange while meeting all the Internal Revenue Service (IRS) guidelines.

Investing Retirement Funds

Overland Advisors work with all types of retirement account investors whether they have an Individual Retirement Account, a 401(k) account or some other qualified retirement account. They have several third-party administrators and custodians who are qualified to handle self-directed retirement account investments.

Short-Term Lending

Many investors find it advantageous to loan money at high interest rates for a short period of time. These investors are often referred to as “Hard Money Lenders.” Overland Advisors, through its affiliate company, Overland Capital Corporation, has the ability to work with investors who want to loan money, on a secured basis, to developers and fix-and-flip investors who need cash quickly to take advantage of an opportunity or who need a higher loan-to-value ratio than conventional lenders are willing to accommodate. Overland Advisors have the expertise to work with these types of investors.
